
When is the best time to sell your home? It's a question that every homeowner considers. Let's think of it from the buyer's perspective; in spring the weather is nice - a great motivation to get out and about to start house hunting. Due to this, there are usually more properties on the market and things can get really competitive.
During the winter, there are typically less properties on the market. This is partly due to the change in weather and people spending more time indoors, but also because many have other priorities. Relaxing with loved ones and enjoying the festive period.. These things are more appealing when it's cold outside and you've just gotten a much needed break from work, not to mention the increased spend we all make over the festive and new year periods. But on the other hand, if everyone else thinks that winter is a bad time to sell, does it then by default, become a great time to get your property out there because there is less competition on the market? Giving you a far greater chance of your property being seen by buyers who are motivated to take action?

According to 'The Advisory' who provide 'Insider Expert Advice For House Sellers', Spring is the best time to sell your home but even they say this idea shouldn't be taken as gospel because there are always other factors at play. The Advisory states that late February/early March through to June are the best times to sell, with January, August and December being the worst months. All other months are either "good" or "okay".
Rightmove says that January is when buyers look to a fresh start and begin their property search, Spring is not far behind, and they agree that the winter months along with August are the worst time because of Christmas and the summer holidays.
Purple Bricks say that the best time to sell your home is between March and May because the weather brightens up and the gardens are in bloom - making property images more appealing.
Zoopla agrees with Rightmove stating January as an ideal time to list, and agrees with Purple Bricks stating that spring listings are more appealing than those created during the colder months because images are more pleasing to the eye...
